    The Deck Bid Details That Separate Builders From Salespeople

    The cheapest deck bid is almost never the one that hurts you. The vague one is. Homeowners hunting for the best deck builders ma can offer usually sort quotes by price first and by detail second, and that order is backward. Three bids on a sixteen by twenty backyard deck came back last spring at $28,000, $37,500 and $46,000, and the cheapest one arrived as a single page with a number on it, no drawing, no material list, no schedule, no word on who files the permit. The figure at the bottom of a proposal predicts far less about how a project goes than the detail sitting above it.

    Part of why thin bids keep circulating is that the trade has been busy for a long stretch. In May 2026 the National Association of Home Builders reported that its remodeling market index had held above the break-even reading of 50 for 24 consecutive quarters, a run the association credits to aging housing stock and the mortgage rate lock-in effect that keeps owners improving instead of moving. Busy contractors write faster quotes. Some of them write worse ones, and a homeowner comparing three pieces of paper has no easy way to tell which is which until the questions start.

    A One Line Price Hides The Scope

    A deck price is a stack of decisions, and one line buries every one of them. Footing depth, joist spacing, ledger flashing, railing style, stair count, hidden fasteners versus face screws, whether tearing out and hauling away the old deck is included: each of those moves the total. On that sixteen by twenty deck, 320 square feet of finished surface, the spread works out to roughly $87 per square foot at the low end and about $144 at the high end. Call the difference $18,000. Actually that overstates it, because the high bid carried a permit allowance, low-voltage stair lighting and composite fascia that the low bid never mentioned at all, so the honest gap in labor and margin is closer to $12,000.

    The unwritten parts of a bid do not disappear. They wait quietly for the invoice.

    Haggling is not the fix. Asking is. Put the specifics to the estimator while he is still standing in the yard, because answers given in person tend to get written down and answers promised for later often never arrive. Four questions do most of the work.

    • Which items are firm prices and which are allowances that can move? A good answer names the allowance amount and says what happens if the real cost lands over it.
    • What footing depth and joist spacing did you price? A good answer gives numbers, something like forty-two inches below grade and sixteen inches on center, not a reassurance that everything is up to code.
    • Is demolition and disposal of the existing deck in this price, and who hauls it away? A good answer says how many dumpster pulls are budgeted.
    • What is the payment schedule tied to? A good answer ties each payment to a finished stage, such as footings poured or framing inspected, rather than to a date on a calendar.

    Ask Who Pulls The Permit And Schedules

    Permit rules vary by town and by state, so the useful move is asking rather than assuming: who fills out the application, whose license goes on it, who meets the inspector, and what that costs. Building departments across Massachusetts generally want to see a plot plan and a framing plan before anyone digs a hole, though the specifics differ from one city hall to the next, and your own building department is the authority on yours. A contractor who tells you the permit is your problem has told you something about how the rest of the job will be run. The pattern that turns up most often across a set of bids is that whoever gives the vaguest permit answer gives the vaguest schedule too.

    Ten years ago this conversation looked different. A deck quote came as a sketch on graph paper, the lumber was pressure treated pine you could pick up off the rack that week, and the schedule was a couple of weeks, weather permitting. Now composite and PVC boards move through distributor lead times, railing systems ship as ordered kits with their own delays, and plenty of building departments run applications through an online portal with a queue nobody at the counter controls. That makes the timing question sharper rather than softer. Search for the best deck builders ma has to offer and you will land on directory pages ranking companies by star average, which tells you nothing about whether anyone can name the week your footings get inspected. A real answer sounds like a sequence rather than a guess: design and material selection, permit filing, footing inspection, framing, then decking, rails and lighting, with a standard install often running three to five days of on-site work once the materials are staged.

    The Written Answers Are The Real Bid

    Send the questions by email the evening after the site visit and watch what comes back. One bidder returns a revised proposal with line items, an allowance table and a start window. Another sends a friendly paragraph that answers nothing. The third sends silence, which is its own answer and probably the most useful one of the three. A company willing to put design, materials, permit responsibility and a stage-based payment schedule in writing before anyone signs has already shown you how it handles the parts of the job you will never see, the flashing behind the ledger board and the concrete under the ground.

    None of this requires knowing lumber. It requires reading what is on the page and noticing what is missing from it. The homeowner with those three quotes chose neither the cheapest nor the priciest; the winning proposal ran six pages, named the joist spacing, listed the dumpster pulls and put the permit squarely in the contractor’s column. Price tells you what a company charges. Detail tells you what it actually intends to build, and only one of those is a promise you can hold somebody to.
